Submit your demolition notice
If you plan to demolish a building or part of a building greater than 50m3, you must give us at least 6 weeks' notice. It is an offence to demolish a building without the necessary notice being given.
When you don't need to give us notice
You don't need to tell us if you're planning to demolish:
- an internal part of a building, where the building is occupied and it is intended that it should continue to be occupied
- a building smaller than 50m3 (external volume)
- a greenhouse, conservatory, shed or prefabricated garage, where they form part of a larger building
- an agricultural building, unless it forms part of a building with other uses.

Demolition permits
Once you've given us demolition notice, we will aim to issue the demolition permit within 2 weeks but it can take a maximum of 6 weeks.
The demolition permit will include a set of conditions and a schedule detailing measures to be taken to ensure that safety issues are addressed. During the demolition process a building control surveyor may visit the site to ensure that conditions are met.
You can commence work when you receive your demolition permit or if 6 weeks have elapsed since you gave us notice.
